It includes Architectural floor plans, showing dimensions and functions of spaces at all levels including three-dimensional drawings for better visualization of the intended building that will be submitted to the municipality based on the satisfaction and conformation of the client.

The second phase work shall commence after the first schematic and / or preliminary design gets acceptance by the client, and the final designs includes:

• Architectural working drawings.

• Structural Working drawings

• Electrical working drawings.

• Sanitary working drawings.

• Mechanical working drawings.

• Preparation of specification and bill of Quantities for all:

• architectural, structural, Electrical and sanitary works and,Preparation of Engineer's cost estimate.

A concept Architectural Layout that adheres to the modification to the exterior and with enhanced interaction between interior spaces will be developed, the concept interior Design will be based on architectural layout. The design will include at least the below documentation comprising sufficient information to enable client’s approval:

• Site survey including existing installations;

• Floor plans including preliminary furniture layout;

• Perspective and other images (elevations, decoration characters, etc…);

• Color schemes, material types, etc...

• Based upon approved concept proposal, the below design documentation comprising the required Information for suppliers, installation and construction:

• Details and specification for decorative finishes, working drawings, floor plans, elevations, surface finishes, materials, ornaments, etc.;

• Lighting layout, light fitting types, & outlet layout (built- in items), etc.

• Layout indication location of fixtures and equipment;

• Brief concept for type of furniture;

• Project site handover to the contractor

• Checking workmanship and material quality.

• Checking sample of materials and supplies submitted by the contractor or the client for conformity with the materials and supplies indicated in the specification.

• Examining any proposal submitted by the contractor and advising the owner regarding the same.

• Checking and certifying monthly payment certificates, which will be prepared by the contractor.

• Preparing monthly progress report.

• Conducting inspection for acceptance and preparing certificate of completion.

• The consultant shall prepare the bid document in accordance to the national competitive bid and the request and wishes of the client.

• The consultant shall provide a list of viable and accomplished contractors to be approved by the client’s further inspections.

• The consultant shall furnish the client with the necessary documents to commence the bid process.

• The consultant shall evaluate the submitted technical proposals according to the prepared bid document and identify the contractors that are Responsive for further financial evaluation.

• The consultant shall facilitate a visit to the responsive contractors sample sites with the client’s representatives.

• The consultant shall evaluate the submitted financial proposals according to the prepared bid documents and check for arithmetic discrepancies.

• The consultant shall prepare a Bid Evaluation Report that consists of both the technical and financial evaluations which also declares the winner of the bid according to the Bid Document.
